How pricing works
How a written quote is built
There is no price list here, because a boutique with one fitting room and a studio with six can be the same size and need different nights. These are the five things the walkthrough settles.
Rooms and square feet
Sales floor, fitting rooms, studio rooms, dining room and back room. Each room type has its own line.
We measure with you, not from a listing
Nights a week
One, two, three or five nights, and which ones. Busier rooms need more.
Extra nights in busy weeks are quoted at the start
Fixtures and floors
Restrooms, kitchens and shampoo bowls take the most time. So do tile, grout and floors that need a special product.
Access
Alarm, parking near the door, a lane to unload from and a lift or stairs. Narrow historic streets can add time.
The ready-by time
An earlier time means a crew that starts earlier or a larger crew. We say which when we write the quote.
The quote
What it includes, and what it doesn't
Included
A scope sheet by room, with each night's tasks
Our cloths, mops, vacuums and cleaning products
Trash out to your bins and liners replaced
The photo check-in text at every visit
A written ready-by time
Not included
Paper, soap and liners, unless the quote lists them
Floor stripping, sealing or refinishing, quoted separately
Windows above ground level
Hood and grease-trap cleaning, and pest control
Anything not on the scope sheet
A walk-through
A boutique, 1,800 sq ft, three nights a week
Here are the questions we'd ask, and nothing more. The number comes after.
- 01Ask 1
Step 1: What rooms are there?
One sales floor, three fitting rooms, a counter, a stockroom and one restroom. Each gets a line.
- 02Ask 2
Step 2: What are the floors?
Sealed pine in the front, tile in the back. Each takes a different product and a different time.
- 03Ask 3
Step 3: Which nights, and when do you open?
Monday, Wednesday and Friday nights, open at ten, ready by nine.
- 04Ask 4
Step 4: What's the access?
A rear lane and a keypad. We note the code request for the phone, not the form.
- 05Ask 5
Step 5: Anything we should avoid?
A glass case that stays locked, and a display wall we don't dust.
Through the year
When the number can move
Spring
Heavier foot traffic and pollen on the floors. Ask about an extra night.
Summer
Humidity and sand in the entries, and slower weeks for deeper floor work.
Fall
Back to routine, and a good time to schedule floor care.
Holidays
Extra nights around the busiest shopping weeks. Ask in October.
About the quote
When do I get the number?
Within two business days of the walkthrough, in writing, with the scope sheet.
Is the walkthrough free?
The walkthrough costs nothing and commits you to nothing. The quote lists the price per night and what each night covers.
What if my needs change?
Tell us, and we write the change down before the next night. Nothing changes without a note.
Do you ask for a deposit?
No deposit for the walkthrough. Terms for the first month are written on your quote.
Ready for the number in writing?
Thuy will walk your space and send the scope sheet and the price within two business days.
